Shedir strengthens its presence in Rome, while also targeting Milan

Two new entries in 2022 in Rome for the group Shedir Collection, a hotel group that was founded in January 2020. The first hotel is the result of a conversion project in via Umiltà 36, which is scheduled to open in May, and the second hotel of the conversion of Palazzo Roma which will open in autumn this year.

The portfolio of the company already includes other two hotels in Rome: Vilon Roma and the Maalot Roma. Shedir also holds another 5-star in its portfolio: Capri Tiberio Palace, in Capri.

The group, as reported by CEO Claudio Ceccherelli, who recently took over the company by taking over the shares of Martino Acampora, will be undertaking a process of expansion that would not exclude, in the future also management agreements in Milan, Venice and Florence.

As for the project in via Umiltà 36 (Rome), the hotel will have 47 rooms comprising 18 suites and apartments, all with kitchenettes for long stays.

The hotel in Palazzo Roma, on the other hand, will have 39 rooms, including 19 junior suites and suites, three of which with a private terrace.

The asset in Via dell’Umiltà was taken over in 2018 for EUR 36 mln by Antirion SGR.

With the two openings scheduled for 2022, Shedir Group increases its portfolio to 5 luxury properties for 180 total keys, with an average size of 30-40 keys per hotel.

The group has currently 3 operating hotels belonging to the luxury segment:

  • Capri Tiberio Palace, 45 keys
  • Hotel Vilon, 18 keys
  • The 30-key Maalot Luxury Hotel (opened in 2021)

In 2019, Capri Tiberio Palace recorded around 9.6 million turnover (EUR 212 thousand per key), a TRevPAR of EUR 1,011 and an EBITDA of approx. 1.1 mln (equal to 11% of the turnover). On the other hand, in 2019, hotel Vilon recorded EUR 3.6 million turnover (EUR 198 thousand per key), a TRevPAR of EUR 551and an EBITDA of approx. 165 thousand euros (equal to 5% of the turnover).
